Step two

Want a more considered number? Let us see your home.

An algorithm can't see your renovations, your outlook, your presentation, or the little things that make buyers respond to a home. We can.

We'll look at your property in person, consider comparable sales, current competition, and buyer behaviour, then explain how we've arrived at the number.

No cost, no obligation. Your details are used only to prepare and discuss your appraisal.

Why the right number matters

The highest appraisal can be the most expensive mistake.

Pricing a home well above where buyers see value can reduce early interest, weaken competition, and leave a property sitting on the market longer than it needs to.

Our appraisal is designed to give you an evidence-based view of where your property sits in the current market, and a clear strategy for what comes next.

  • Comparable sales. Recent relevant sales and current competition, rather than an optimistic number designed simply to win the listing.
  • Your property. Renovations, presentation, position, outlook, and the features that make your home different.
  • The strategy. Timing, presentation, method of sale, and how we position the property to the market.

Common questions

What people ask before an appraisal.

What is the difference between an appraisal and a valuation?

An appraisal is an agent's estimate of the likely selling price, based on recent comparable sales and current buyer demand. A valuation is a formal, legally recognised assessment prepared by a licensed valuer, usually required by a lender for finance purposes.

How long does an appraisal take?

The online estimate is instant. An in-person appraisal usually takes 30 to 45 minutes at the property, with a written summary of the comparable sales behind the number provided afterwards.

What do you look at when appraising our home?

Recent comparable sales in your suburb or building, the condition and presentation of the property, any renovations or improvements, the position of your street, and what buyers are currently competing for in your price bracket.

Am I obliged to list with you afterwards?

No. An appraisal is a conversation about what your home is worth and what your options are. There is no obligation to list, and no pressure to decide on the spot.
