How it happened

Involved before the first slab went down.

I was brought in by Pathfinder before Momentum went to market, and contributed to the design and product mix: which apartments to build, at what sizes, at what price points, for the buyers who were actually out there.

That matters more than it sounds. Off-the-plan buyers aren't buying a building; they're buying a precinct that doesn't exist yet. Cannington was mid-transformation, with the Canning City Centre revitalisation reshaping Cecil Avenue around us. Three to six months in, the market started to slow.

So I went looking for buyers who weren't in Perth. East Malaysia runs twinning programs with Curtin University, which is a short trip from Cecil Avenue, and families there were already sending children to study here. I took the project to that market and marketed it in the languages those buyers speak. Twenty per cent of the building sold there.

Then Australian banks stopped lending to overseas buyers, right as settlements fell due. I went to a Singapore bank and had Momentum approved as a security they would lend against, which meant every buyer here could apply to them directly for their own loan. Every sale settled.

Seventy per cent of the building sold in the first ten months, and more again while it was under construction and after it completed.

Then the building filled up, owners settled in, and years later some of them started to sell.

Most of them didn't call me. Not because anything went wrong. They still think I only work for developers. That's fair enough. It's how they met me. But it hasn't been what I do for a long time.

Design & delivery

120 apartments designed by Woods Bagot for developer Pathfinder, completed in 2017. One and two bedroom layouts with floor-to-ceiling sliding doors onto private balconies.

Where it sits

18 Cecil Avenue, directly opposite Westfield Carousel, with Cannington Station within walking distance and direct buses to Curtin University.

The precinct

Cecil Avenue is the centre of the Canning City Centre revitalisation, the City of Canning's master-planned transformation of the area into a retail, dining and entertainment hub.

Who lives here

A mix. Local owner-occupiers, investors, and overseas families who bought so their children could live here while they studied at Curtin. Many of those students have long since graduated.
